Here is what a broker reads before putting a figure on your property, and why that figure is worth waiting a day for.
The broker who builds it is one of the people who would list the property, so every reason on the list comes with somebody you can ask about it.
What a broker builds it from
- Comparable sales, read in context. Which nearby sales are genuinely comparable to yours, and which sold for reasons that will not repeat.
- Land use and zoning. What the parcel is allowed to be, which is not always what it currently is.
- Well and septic. What is there, what it was designed for, and what a buyer’s lender will want to see about it.
- Access. How you reach the property, who maintains that road, and whether the right to use it runs with the land.
- Condition. The outbuildings, the fencing and the ground itself, none of which appear in a square footage figure.
- The buyer pool. Country property sells to a different set of buyers, and which set yours belongs to changes what it is worth.
Your property has two markets. Most listings only reach one.
